Condition, block quality, lot dimensions, suite income, zoning, and assembly potential can create large differences between nearby homes.
Broadway-City Hall, King Edward, and Oakridge-41st make downtown, Richmond, and YVR easier to reach without relying on a car.
Queen Elizabeth Park and Hillcrest Centre add gardens, trails, pools, fitness, ice, and year-round family recreation.
BC Children’s, BC Women’s, and G.F. Strong create exceptional access and a steady employment base nearby.
Interior blocks can feel calm and residential. Cambie, Oak, King Edward, and 41st carry more traffic, transit, and construction activity.
The City expects the broader Cambie Corridor to more than double in population over the plan horizon.
Many lower-density lots can support 3 to 6 strata homes, or up to 8 secured rental homes, depending on the site.
Cambie planning identifies more than 1,100 detached lots for possible townhouse or rowhouse redevelopment.

Match renovations, suites, laneway homes, and additions against City permits and final inspections where available.
Return during rush hour, school pickup, evenings, and weekends to judge traffic, hospital activity, parking, and construction noise.
